Prices of old apartments steadily decreasing

Mongol Bank and Tenkhleg Zuuch have calculated and published an Ulaanbaatar apartment price index. The index is based on the prices of 4,414 old and new apartments sold in April 2015, and were calculated using a hedonic regression method. The price index of new apartments was 27.2 percent, a 0.9 percent since March. In April, new high-cost apartments were supplied to the market and the average price of new apartments increased, but the prices of older apartments have decreased. The average price per square meter for a new apartment is 2,174,000 MNT, a decrease of 3.8 percent from the same period last year. The highest average price for new apartments is in Sukhbaatar District and the lowest is in Songino-Khairkhan District.
